Driveway cleaning in Wynnum

What actually gets on a driveway here, and why it holds.

  1. 01

Wynnum sits on the edge of Moreton Bay, and the air coming off the water carries salt every day of the year. Salt settles into the pores of a concrete driveway and holds moisture there long after the surface looks dry. That damp film is exactly what black mould and algae need.

  2. 02

The housing stock adds to it. Plenty of Wynnum streets are lined with post-war homes on their original driveways — plain broom-finished concrete, often short and pitched steeply down to the kerb. Concrete that age has an open surface and takes staining readily.

  3. 03

Then there is the shade. Mature street trees through the older streets, plus the humid air off the mangrove flats towards Hemmant and Lytton, mean a shaded slab stays wet for hours after rain. The shaded half of a Wynnum driveway usually looks a decade older than the half that gets sun.

Step by step

How we clean a Wynnum driveway

On paved driveways the joints matter as much as the pavers. We lift the growth out of the joints, then talk to you about re-sanding, because a clean paver sitting in an empty joint will move under a car.

  1. 01

    Look at the surface first

We check what the driveway actually is — broom-finished concrete, exposed aggregate, pavers or a mix — and how sound the surface is. Older Wynnum concrete can be soft on top, and that changes the pressure we use.

  2. 02

    Pre-treat the growth

Organic growth is treated and given time to work before any machine touches it. Killing it at the root is what stops it coming straight back through the next wet season.

  3. 03

    Clean with a surface cleaner

A rotary surface cleaner runs at an even, controlled pressure across the whole slab. That is what gives a consistent finish instead of the striped look an open lance leaves behind.

  4. 04

    Detail the edges and joints

The kerb line, expansion joints, the strip against the garden bed and the ground around the letterbox are done by hand. A surface cleaner cannot reach into any of them.

  5. 05

    Rinse down and tidy up

The whole area is rinsed, run-off is directed away from garden beds, and the footpath and kerb get washed down before we leave.

Concrete, aggregate or pavers, roughly how big, and what has stained it. A photo helps but is not needed.

Why Wynnum driveways go black so quickly

Almost every Wynnum driveway we look at has the same three problems in different amounts. Organic growth in the shade, a bonded grey film down the wheel tracks, and spot staining where something has sat too long.

None of that is dirt in the ordinary sense. Algae and mould have roots into the surface, and traffic film is rubber and road grime bonded to the concrete. A garden hose lifts the loose top layer and leaves everything underneath.

The marks we see most on the bayside

  • Black mould and green algae on shaded sections, worst on the southern side of the house and under trees
  • Tannin staining — a rusty brown blush — under jacarandas, poincianas and figs after flowering and leaf drop
  • Salt bloom and efflorescence, a white powdery haze pushing back up through older concrete
  • Rust rings from trailer jockey wheels, pot plants and metal furniture left standing on the slab
  • Tyre scuff and oil drip through the middle of the drive where the car sits

Bayside driveways need a shorter cycle

Salt, humidity and shade mean growth returns sooner in Wynnum than in drier inland suburbs. Cleaning on a shorter cycle is easier on the concrete than waiting until the growth is thick enough to need a heavier treatment.

Steep, short driveways and narrow bayside frontages

A lot of Wynnum blocks put the garage close to the street, which gives you a short driveway on a sharp fall. Good for drainage, awkward for cleaning, because everything lifted off the slab heads straight for the footpath.

We work top down and keep the run-off contained rather than chasing it. Where a driveway falls towards the house or a garage door, water is directed sideways into the garden or out to the kerb instead of under the roller door.

A wet slope is slippery until it dries

A freshly cleaned driveway on a grade stays slick for a while after we finish. On steep Wynnum driveways we tell you when it is right to walk and drive on it, and we will not leave a wet slab across the only path to your front door without saying so first.

What affects the price of a driveway clean in Wynnum

You get the price before anything is switched on, and it comes from looking at the driveway rather than a formula. A handful of things move it.

  • Size and shape — a single strip is quicker than a double with a turning bay and a path down the side
  • Surface — pavers and exposed aggregate take longer than flat broom-finished concrete because the joints and stone need detail work
  • How long since the last clean — thick, established growth needs pre-treatment and dwell time before the machine goes over it
  • Spot staining — oil, rust and tannin are separate treatments on top of the general clean
  • Access — whether there is a tap and somewhere to park within reach of the work

We would rather look at a Wynnum driveway than quote it off a photo. Salt bloom and soft old concrete do not show up in a photo.

FAQ

Driveway cleaning in Wynnum: FAQs

What people in Wynnum ask us most.

1Does the salt air off Moreton Bay change how often a Wynnum driveway needs cleaning?

Yes. Salt-laden air holds moisture against the concrete, so growth comes back faster in Wynnum than in drier inland suburbs, and the shaded sections always go first. Most bayside driveways are due again well before an inland one of the same age and surface.

2Can you clean a steep Wynnum driveway without flooding the footpath?

Yes. Short, steep driveways down to the kerb are common on Wynnum's post-war blocks, and the issue is run-off heading straight for the path. We work top down, contain the slurry with a surface cleaner rather than an open lance, and wash the kerb line down at the end.

3Will pressure washing damage older concrete?

Not when the pressure is set to the slab in front of us. Older broom-finished concrete around Wynnum can be soft on top, so we test an out-of-sight section first and drop the pressure or move to a soft wash with longer dwell time if the aggregate is starting to show.

4Do you cover Wynnum West, Manly and Lota as well?

Yes. Wynnum West is where we are based, and Manly, Lota, Hemmant, Tingalpa and Gumdale are all a short run from there. The whole bayside pocket sits well inside our service area, so jobs in these streets are easy to schedule together.

5How long does a Wynnum driveway take?

Most single and double driveways are a half-day job. Heavy black growth, tannin staining under a big street tree or a paved section with weeds through the joints will push it longer, because that surface needs pre-treatment and dwell time before any machine work.
