What actually gets on a driveway here, and why it holds.

    Capalaba's newer estates changed what a driveway looks like out here. Wide double driveways in exposed aggregate are the norm on the newer streets, often with a separate path and a broad apron in front of the garage.

    Exposed aggregate is a good surface and an unforgiving one to clean badly. The stone sits proud in a cement matrix, and a narrow lance held too close will knock stones out and leave pockmarks that never come back.

    The Redlands soil is the other thing that marks driveways here. It is heavily iron-bearing and rust red, and when it washes out of a garden bed or off a bare patch in a storm it leaves an orange stain across the concrete that a hose will not shift.

    The estates are more open than the older inner-east streets, with young trees and less canopy. That means less tannin and less deep shade, but stronger sun and a dry, bonded grime across the whole slab.

    Test a section out of sight

    We start somewhere it will not be noticed to check how sound the matrix is and whether there is sealer still on the surface. That decides the pressure for the rest of the driveway.

    Treat the growth and the iron staining

    Organic growth and red-soil staining are two different problems and get two different treatments, both applied and given time before any machine work.

    Low-pressure surface clean

    A rotary surface cleaner at reduced pressure, floating the released dirt out from between the stones with even overlapping passes.

    Flood rinse the whole slab

    Aggregate needs a generous rinse rather than a quick one, because loosened dirt sitting between the stones will dry back into place if it is not flushed out.

    The garage apron, the crossover, the path to the front door and the strip against the garden bed are all finished by hand.

Exposed aggregate driveways in Capalaba's estates

Most of what we clean in Capalaba is aggregate, and it needs the opposite approach to what people assume. Less pressure, more chemistry and more patience.

The dirt sits down between the stones rather than on a flat surface, so the job is to release it and float it out. Trying to blast it out at high pressure damages the matrix holding the stone in place.

Check whether yours is sealed

A lot of Capalaba aggregate driveways were sealed when the house was built, and the sealer breaks down over years of sun. If it is patchy and flaking, cleaning will make that obvious. Worth knowing before we start so you can decide about resealing at the same time.

Red soil, garden runoff and the orange staining it leaves

The iron-rich red soil through the Redlands is the source of the most common complaint we get in Capalaba. Heavy rain moves it off a garden bed or a bare patch of yard and spreads it straight across the driveway.

1Can exposed aggregate be pressure washed safely?

Yes, at the right pressure. Aggregate is cleaned with lower pressure, stronger chemistry and a longer dwell so the dirt releases and floats out from between the stones. The pockmarking people worry about comes from a narrow lance held close, not from cleaning the surface properly.

2Will you get the red soil stains off my Capalaba driveway?

Usually a long way. Redlands soil is iron-rich, and once it has washed across a slab the mark is iron in the surface rather than dirt on it. It needs a specific treatment before the general clean, and old staining in aggregate can lighten a great deal without vanishing.

3My driveway was sealed when the house was built. Does that change anything?

It does. Old sealer breaks down under Capalaba's open sun and goes patchy, and cleaning makes that visible rather than causing it. We check the sealer first, use a gentler method where it is still intact, and tell you what we find before starting.

4Do you clean the path and the apron as well as the driveway?

Yes, and on the newer estate blocks it makes sense to. The apron in front of the garage and the path to the front door pick up the same staining and are more visible than the driveway itself. Include them when you ask for a quote.

5How often should a Capalaba driveway be cleaned?

Less often than the shaded bayside suburbs, because the estates get more sun and less canopy. Aggregate does trap dirt down between the stones though, so it looks tired gradually rather than suddenly. Most owners here book when the colour of the stone has clearly dulled.
