Driveway cleaning in Bulimba
What actually gets on a driveway here, and why it holds.
- 01
Bulimba is a Queenslander suburb, and that shapes the driveways more than anything else. Homes sit up on stumps with the car underneath or beside, so the driveway is often a narrow strip running the full depth of a long, tight block. There is rarely room to swing a machine around.
- 02
The surfaces are older and more varied than the newer estates. Hand-laid brick, early concrete strips with a grass centre, clay pavers and patched slabs all turn up, sometimes on the same property where the driveway has been extended more than once.
- 03
The street trees are the other half of the story. Bulimba's mature figs, jacarandas and poincianas drop flower, fruit and leaf onto the concrete, and tannin from that organic matter leaves a rusty brown blush that will not rinse off.
- 04
Being a bend of the Brisbane River away from the water, humidity stays high and the air moves slowly between the closely built houses. Anything shaded by a fence line or the house next door stays damp and grows moss.
Step by step
Cleaning pavers and brick without blowing out the joints
- 01
Check the joints and the bedding
We look at how much sand is left in the joints and whether any pavers are already moving. If the bedding has washed out, cleaning will make that obvious and it needs saying before we start, not after.
- 02
Treat the growth first
Moss and lichen in the joints are killed and given time to work. Blasting live moss out just spreads spores across the rest of the driveway.
- 03
Clean at a pressure the mortar can take
Controlled pressure across the face of the brick or paver, with the joint lines worked along rather than into, so nothing is driven out from between them.
- 04
Re-sand where it is needed
Cleaning removes some jointing sand. We tell you what has come out and what topping it up involves, because pavers with empty joints will shift under a car.
- 05
Final rinse and edge tidy
The strip, the steps, the path and the kerb line all get rinsed, and the debris is cleared rather than washed into the garden.

We're Wynnum West based, so Bulimba is a short run. Tell us the surface and roughly how big it is and we'll price it.
- 01
You tell us the surface
Concrete, aggregate or pavers, roughly how big, and what has stained it. A photo helps but is not needed.
- 02
We come back with a price
For the area and the work involved, including anything that needs pre-treating. Nothing starts before you have seen it.
- 03
We book a time that suits
Most driveways are a single visit. You do not need to be home, as long as we can reach a tap and the cars are moved.

Why Bulimba driveways stain rather than just get dirty
There is a difference between a dirty driveway and a stained one, and Bulimba gets more of the second. Tannin from leaf litter and moss growing into a porous surface both go into the concrete, not onto it.
That matters because the fix is chemical before it is mechanical. Turning up the pressure on a tannin stain will not lift it; it will just erode the surface around it and leave a lighter patch where the lance sat.
- Tannin blush under figs, jacarandas and poincianas after flowering and fruit drop
- Moss and lichen in the joints of brick and clay paver driveways
- Green film along the shaded fence line where two houses sit close together
- White efflorescence pushing up through older concrete strips
- Oil and coolant drip where the car parks under the house
Old brick and soft mortar do not take pressure
Hand-laid brick driveways on Bulimba's older properties often have lime-based or badly weathered mortar. High pressure blows the joints straight out and turns a cleaning job into a repointing job. These are cleaned with chemistry, dwell time and controlled pressure, or they are not cleaned at all.
Character homes, narrow frontages and hand-laid brick
The typical Bulimba job is a long, narrow run rather than a wide slab. There is often a fence one side, a garden bed the other, and a set of stairs at the end. Every bit of that edge has to be done by hand.
On a Bulimba driveway the edges take longer than the middle. That is the job, and it is why a narrow strip is not automatically a quick one.
It also changes how we manage water. On a tight block the run-off has nowhere to go except into the neighbour's yard or the garden bed you have just planted, so it gets directed deliberately rather than left to find its own way.
River humidity and shade in Bulimba
Bulimba sits inside a bend of the Brisbane River, and the air here holds moisture. Combine that with narrow blocks, tall fences and mature canopy and you get long stretches of driveway that barely see direct sun.
Where the growth always starts
- The southern side of the house, where the slab is shaded most of the day
- The section under the house or carport, where air movement is lowest
- Along the fence line, where gutter overflow lands on the same strip every storm
- Around downpipes and rainwater outlets that discharge onto the driveway
- Under any pot plant, mat or piece of furniture that has been left in place
Knowing where it starts is what tells you when to book. Once the shaded strip is green, the rest of the driveway is not far behind, and cleaning it early keeps the treatment gentle.

FAQ
Driveway cleaning in Bulimba: FAQs
What people in Bulimba ask us most.
1Can you clean an old hand-laid brick driveway in Bulimba?
Usually yes, but not with high pressure. Older brick driveways here often have weathered or lime-based mortar that will blow out under a strong jet. We check the joints first, clean with chemistry and controlled pressure, and tell you honestly if a section is too far gone to wash.
2What is the brown staining under my jacaranda?
That is tannin, released as flowers, fruit and leaves break down on the concrete. It soaks into the surface, so pressure alone will not shift it and turning the pressure up only damages the slab. Tannin needs its own treatment applied and given time before the machine work.
3My driveway is a narrow strip down the side of the house. Is that cheaper?
Not necessarily. A narrow Bulimba driveway has almost as much edge as a wide one, and edges are hand work. The area is smaller but the proportion of detail work is higher, so it often lands close to a standard double in time on site.
4Where does the dirty water go on a tight block?
We direct it deliberately. On Bulimba's narrow frontages the natural fall usually heads for a garden bed or a neighbour's fence line, so we control it out to the kerb instead and rinse the footpath down at the end rather than leaving slurry to dry there.
5Do you clean the front stairs and path as well?
Yes, and on a Queenslander it is worth doing together. Timber and concrete stairs collect the same moss as the driveway and are the first thing a visitor stands on. Mention them when you call so they are in the quote rather than added on the day.
