Driveway cleaning in Coorparoo

What actually gets on a driveway here, and why it holds.

  1. 01

Coorparoo is not one kind of property, and that is the first thing that shapes the work here. Character houses on the hill sit alongside walk-up unit blocks and newer townhouse developments, and each has a completely different driveway.

  2. 02

The unit blocks bring shared driveways and common-property access strips. Those slabs carry far more traffic than a single home's driveway, they rarely get cleaned as a whole, and they are usually the responsibility of a body corporate rather than one resident.

  3. 03

The suburb also sits on the arterial routes. Old Cleveland Road and Logan Road carry constant traffic through and past Coorparoo, and the fine grime that throws up settles on driveways closest to those corridors as a grey film that a hose does nothing to.

  4. 04

On top of that, the older streets running up the ridge have mature trees and steeper blocks, so shade and run-off give the same green lower ends you see through the neighbouring suburbs.

Step by step

Working around residents and parked cars

  1. 01

    Agree the staging first

On a shared Coorparoo driveway we work out which half is cleaned when, so residents always have a way in and out. That is settled before the day, not improvised on it.

  2. 02

    Notice to residents

We give the manager or committee the times and the sections so they can let residents know where not to park. Half the delays on strata jobs come from one car nobody could contact.

  3. 03

    Clean in sections

Each section is pre-treated, machine cleaned and rinsed before we move on, so no part of the driveway is left wet and unusable for long.

  4. 04

    Detail the edges and gutters

Kerbs, joints, the entry crossover and the drainage grates all get hand attention, because that is where the growth and the build-up actually sit.

  5. 05

Rinse down and open it back up

Everything is washed down and the area handed back clean, with the footpath and street entry left tidy rather than covered in dried slurry.

  1. 01

    You tell us the surface

Concrete, aggregate or pavers, roughly how big, and what has stained it. A photo helps but is not needed.

  2. 02

We come back with a price

For the area and the work involved, including anything that needs pre-treating. Nothing starts before you have seen it.

  3. 03

We book a time that suits

Most driveways are a single visit. You do not need to be home, as long as we can reach a tap and the cars are moved.

Traffic film on Coorparoo driveways

Driveways near a busy road get a specific kind of dirty. It is not organic growth and it is not a spill; it is fine airborne grime, tyre rubber and exhaust particulate settling and bonding to the concrete over years.

The tell is that the whole slab has gone an even mid-grey rather than being patchy. People often assume the concrete has just aged. In most cases it has not, and it comes back several shades lighter.

  • An overall grey film on driveways fronting or near the main roads
  • Black tyre scuff where cars turn in and out of a tight crossover
  • Darker bands down the wheel tracks from rubber and oil residue
  • Green growth on the shaded side of the block, unrelated to the road grime
  • Build-up along the gutter line where street run-off meets the crossover

Shared driveways and common property in Coorparoo

A shared driveway is harder to keep clean than a private one and easier to neglect. Six cars use it every day, nobody owns it individually, and the growth in the corners is somebody else's problem until it is not.

Body corporate and strata work

We clean common-property driveways, access strips, visitor bays and bin areas for Coorparoo unit blocks and townhouse complexes. Quotes are itemised so a committee can see what is included, and the work can be staged across a couple of visits if cars cannot all be moved at once.

  • The main access strip, including the entry crossover off the street
  • Visitor parking bays and the turning area at the rear
  • The bin enclosure slab and the path to it, usually the worst surface on site
  • Shared paths, stairs and letterbox aprons
  • Undercroft or basement entries where the concrete stays permanently shaded

Houses on the Coorparoo ridge

Away from the units, Coorparoo's older streets climb, and the driveways behave like the ones in neighbouring Camp Hill. Sloped, shaded on one side, and greenest where the fall flattens out.

There is a good spread of original concrete on the character homes, some of it thin and worn. Those slabs get lower pressure and more chemistry so the clean does not open up the surface.

If the house is close to Old Cleveland Road or Logan Road you will usually have both problems at once — road film across the whole slab and growth down the shaded edge. They are treated separately in the same visit.

Crossovers take a beating in this part of Coorparoo as well. Tight entries off a busy road mean cars turn hard onto the concrete, so the scuff at the kerb is often heavier than anything further up the driveway.

FAQ

Driveway cleaning in Coorparoo: FAQs

What people in Coorparoo ask us most.

1Do you clean shared driveways for Coorparoo unit blocks?

Yes. Common-property access strips, visitor bays, bin enclosures and entry crossovers are regular work for us. We quote them itemised so a body corporate committee can see exactly what is covered, and we stage the clean so residents always have access.

2My whole driveway has gone grey, not green. What is that?

That is traffic film — airborne road grime, tyre rubber and exhaust particulate bonded to the concrete. It is common on Coorparoo properties near Old Cleveland Road and Logan Road. It is not permanent ageing, and a proper clean usually brings the slab back several shades.

3Can you work around cars that cannot be moved?

We can, but the result is better if they move. Concrete under a parked car holds moisture and oil drip and is often the dirtiest part of the slab. Where a car has to stay, we clean around it and tell you what will still be visible.

4Will cleaning remove tyre marks?

Most of them. Black scuff where cars turn hard on a tight Coorparoo crossover is rubber transferred onto the surface, and it responds to the right pre-treatment and a machine pass. Very old, heavily worked-in rubber can leave a faint shadow behind.

5How much disruption is there for residents?

Less than people expect. We work in sections so only part of the driveway is out of use at a time, and each section is rinsed and usable again before we move on. The main thing that helps is residents knowing in advance where not to park.
